A written response to the comments in the order they appear in the correspondence as well as appropriate clouded revisions to the plans shall be provided. RESPONSE — WILL COMPLY 2. Sheet CS.I — Appendix B How do you intend to separate space labeled unoccupied from remainder of the structure? Page A1.1L shows the area appears to be fully accessible to building occupants. Page ELOB shows the space is being provided with illumination. Page MLOA shows the space is being provided with the appropriate mechanical systems to render the space able to be occupied. While the designer may wish to consider the space "unoccupied ", there is nothing preventing the space from being occupied. Since the space may be occupied, this must be reflected in the occupant load of the building. Any increased occupant load must also be reflected in the plumbing fixture, exiting and fresh air design of this building. RESPONSE — WILL COMPLY See sheets CS1and CS2 The open space for future business and lab growth will not be occupied by the owner at this time, however for code purposes, we have added an occupant count to "the open space for future growth" to our appendix "B ". It no longer reads zero occupants for this area. We guessed worst case divide by 100 office. If and when this area is built -out, and occupied, the architect or designers will submit sealed drawings to inspections for this "open space for future growth ". At that time the use should be defined. 3. Sheet CS.2 What is the purpose of the letter from the owner provided on this page? It is unclear as to the intended use for this letter. RESPONSE — WILL COMPLY See sheets CS1and CS2 The letter is for fixture count. The owner has 25 employees for entire lab ' operation. Please read Joel Herman's email below on ramp and fixture count. This is the perfect situation to use this exception because these labs only have two designated employees in them, and they are full of counters and equipment. The public can not access these employee work areas. l S� MSC RAMP Hello Ray, After a great deal of additional research and conversation with staff including Rick Frady, Chief Building Services Official, we as the Authority Having Jurisdiction, have decided not to require the ADA compliant ramp off of the rear loading dock since your latest plan shows an exterior area for assisted rescue. We did not review the area for assisted rescue for code compliance in meeting section 1007.8 but we will during the official review when all required information, such as elevations and pertinent details are included. Also, your request to limit the occupancy per section 1004. 1.1 exception will be reviewed for acceptance during the official plan review. You will however, need to provide official justifying documentation and a letter from the owner requesting a reduction in plumbing fixture count. The important issue being that if in the future, should the occupancy change, the owner is aware that fixture counts may require modification. I hope this answers your concerns with these two issues and I apologize for any confusion or delays in the time spent on researching them. As you are well aware, subjects dealing with ADA and occupancy count warrant a thorough look since final decisions and accountability will be shared by all parties involved. I appreciate your patience and we are here to answer any specific question you may have. 4. Sheet A 1.1 L What is the purpose of marking the floor in this space? RESPONSE — WILL COMPLY See sheets A 1.1 L There is no code purpose to these stripes on the floor. As far as I know, as long as we are not an "M" occupancy they are OK. I may choose to delete the stripes if that is acceptable. 5. Provide the location of all tactile exit signs as required by NCBC section 1011.3. RESPONSE — WILL COMPLY Signs will be placed at outside exits or exterior doors marked exit. We have no corridors that meet the code definition of "exit access corridors" so there will be no signs in corridors. 6. Sheet Al. I R Identify what type of entrance door #13513 is designed as. For example, is this a restricted entrance or a service entrance? Designer must indentify type of entrance, and all components of this entrance shall comply with the requirements for that type of entrance, as set forth in the NCBC section 1105. RESPONSE — WILL COMPLY Signs will be placed at doors 135B on the outside that state "service entrance only ". There will be no public parking in this area. 7. Sheet ALIR i l i 1 l 3 Provide the location of and identify any special locking systems such as controlled access locks or delayed egress locks. RESPONSE — WILL COMPLY There will be no special locking devices or delayed egress locks anywhere in the building. 8. Sheet A1.3R Has the design of the roof system taken into consideration the additional loads that will be imposed upon it should the "possible" solar panel array be placed on the roof? RESPONSE — WILL COMPLY No solar equipment has yet been approved for this building so there has been no provision to support it structurally. If and when solar equipment would be added, the architect or designers will submit sealed drawings to inspections for structural support of added solar equipment. 9. Sheets S2.2, 52.3, 52.4, 52.5 Provide spacing for all reinforced steel in footings. RESPONSE — WILL COMPLY The longitudinal reinforcing in the footings is equally spaced and notes have been added to the sections. 10. Sheet P 1.1 A and Sheet P LOB How do you intend to maintain the trap seal of all floor drains as required by NCPC section 1002.4? RESPONSE — WILL COMPLY REFER TO REVISED PLANS PO. 1, PO.3, PLOA, PLOB, P2.OA, P2.013 P2. IA, P2.1B, P2.2A & P2.213. 11. Provide a fresh air calculation for the entire building. RESPONSE — WILL COMPLY REFER TO SHEET MO.2. 12. Provide complete natural gas piping load calculation. RESPONSE — WILL COMPLY NATURAL GAS LOAD CALCULATIONS ARE INDICATED ON P2.1 A UPPER LEFT CORNER OF SHEET. CALCULATIONS HAVE ONLY BEEN REVISED TO REFLECT FINAL HVAC EQUIPMENT LOADS. r
