North Carolina General Statues requires that any new electrical or plumbing work requires licensing review, permit issuance, inspections and approvals by the local building inspection department prior to those added or modified systems being energized or put into use. According to Catawba County Code, Zoning Authorization Permits are also required for the structures. As previously discussed, any zoning permits for the accessory structures must coincide with a zoning permit for a principal structure (residence). Presently, a single-wide, double-wide manufactured home which meets the County’s appearance criteria, modular, or stick-built home is allowed on this property. Having no permits on record, permits (Zoning, Environmental Health, Electrical, and Plumbing) and inspections must be issued and conducted no later than Friday, July 15, 2011 in order to prevent disconnection of utility power from the current electrical service that provided power to the manufactured home that has been removed from the property. The cost of the permits will be $25 for each zoning, $50 for the electrical, and $75 for the plumbing. You as the property owner are authorized to apply for the permits through the owner exemption clause per the associated licensing boards. The permit staff will schedule the inspection with you at the time they issue the permit. Prior to being able to issue the Zoning and Building permits for the new dwelling, you must contact the Catawba County Environmental Health Department to confirm requirements for evaluating existing septic and well for the new home. In most cases if the home is the same number of bedrooms and in the same location as the previous then an existing system check would be the only requirement at a current fee of $80.
