Dear Ms. Ketchersid,
Mintich Engineering was requested by Beam Electric Company to evaluate the existing
roof structure of the BB &T building at 12 N. Main Avenue in Newton, NC. The purpose
of this review was to determine if the roof structure was capable of adequately supporting
the installation of mechanical equipment to be used for climate control in the building.
Existing building drawings were not available for review so a field inspection of the
structure was performed. It was noted that the roof is in generally good condition and an
existing water tower cooling unit is being removed as part of this project. The roof
structure in the area to the north of the access hatch was accessed from the inside of the
building and found to be constructed with bar joists capable of supporting the outdoor
units identified as ACC -1, ACC -2, and ACC -3 in the Mechanical Notes & Schedules
drawing (M0.0) by Elm Engineering. The location of these units is indicated in the
sketch below. The installation of the other 2 units (ACC -4 & ACC -5) will utilize the
existing water cooling tower support in conjunction with the load bearing wall adjacent to
this area. This location is also shown in the sketch below.
The units are to be supported by steel or wood stringers as shown below. The placement
of any necessary blocking between the roof and the stringers shall be located at the bar
joist (units ACC -1, ACC -2, ACC -3) or at the existing supports (ACC -4, ACC -5). The
stringers for units ACC - 4 and ACC - 5 shall also bear across the full width of the load
bearing wall. Appropriate measures shall be taken to protect or repair the membrane
roofing material.
