1. A written response to the comments in the order they appear in this correspondence as well as
appropriate clouded revisions to the plans shall be provided.

2. GENERAL NOTE: ALL MATERIALS ABOVE THE CEILING SHALL BE PLENUM RATED AS
THE MECHANICAL DRAWINGS INDICATE THE SPACE IS A RETURN PLENUM.
See Drawing A -1.02 for note regarding plenum rated material above the ceiling.
3. Sheet G -1.01: Name of jurisdiction is incorrect.
Correct jurisdiction has be added to drawing G -1.01.
4. Sheet G -1.01: Under exit requirements — The sales center should be a "B" occupancy and the service
center a "S1" occupancy. Revise.
Correct occupancy classification has been added to drawing G -1.01.
5. Sheet G -1.01: Special inspections will be required for the retaining wall due to the height of the wall.
Submit completed special inspection paperwork found on the Catawba County website under Building
Inspections and then under the Plan Review section. Only the first 3 pages of the Appendix "A" need to
be submitted prior to the special inspection pre - construction meeting.
See enclosed Special Inspections Appendix "A" form with first three pages completed as requested in the plans
review comments.
6. Sheet G -1.02: The ComCheck should be signed and dated by the responsible design professional.
See Sheet G -1.02, ComChek has been signed and dated as requested.
7. Sheet CS -4: The handicap accessible parking shall be the parking spaces closest to the main entrance
per 2009 NCBC 1106.6. Revise all affected sheets.
The handicap accessible parking has been moved closer to the main entrance, as discussed. Thank you.
8. Sheet CS -11: Provide details for construction of the retaining wall prepared by the manufacturer of
the retaining wall. Details shall be designed by a design professional licensed in North Carolina that is
employed by the manufacturer of the retaining wall. Design documents shall be sealed, signed and dated
by the design professional.
The construction plans for the retaining wall will be provided. However, we would request that we defer this until the
pre construction meeting, as discussed. Thank you. I have added a note to this affect to sheet cs -12, beside the
retaining wall details.
9. Sheet A -1.01: Drawing states there is a mezzanine over the parts department. The appendix "B"
does not list a mezzanine. Coordinate and correct as required. If a mezzanine is to be provided, furnish
details of the mezzanine including, layout, extent, access and a section through the mezzanine.
See revised sheets A -1.01, G -1.01, and A -7.02.
10. Sheet A -4.02: Verify that the sink in the "Tech Break room" is handicap accessible. The elevation
doesn't appear to be accessible.
See revised sheet A-4.02 addressing accessibility of sink.
11. Sheet SO: Revise all references to the 2006 IBC to the 2009 NCBC.
See revised sheet SO addressing reference comment.
12. Sheet P1: The floor drain in the "oil tank / compressor room" shall be routed to the oil interceptor
and not the sanitary sewer per 2009 NCPC 1003.1 and 1003.4.
Revised floor drain drainage to the oil interceptor instead of sanitary sewer.
13. Sheet M5: Under the building ventilation requirements chart — the repair garage net square footage
and CFM of outside air appear to be incorrect. The entire service area is 8556 SF (75.5 x 113.33) minus
the 2 wash bays, tech restrooms, tech break room, oil tank / compressor room and special tools (1349 SF)
equals 7207 sf. Per 2009 NCMC Table 403.3 repair garages require 1.5 cfm/ sq ft (10,810cfm required).
Revise and verify amount of outside air being supplied.
The revised net occupiable square foot area is based on the floor area of the service department defined by the
inside surface of the walls with a deduction of 24 inches from the enclosing walls. This calculated method is in
reference to the North Carolina Mechanical Code, Section 403.1 Ventilation system. Our documents have adjusted
the minimum ventilation rates on the Building Ventilation Requirements Schedule and also the Packaged Rooftop
Gaspack Schedule both found on sheet M5.
14. Sheet E2: It appears that the only emergency lighting is at the exit doors. Verify that this is sufficient
for the space (emergency lighting will be tested at the final and if not sufficient addition lighting will have
to be added at that time).
Emergency lighting for the building interior is provided as follows: 1) Toilets and Customer Lounge — Unit battery
packs, 2) Showroom — Central inverter, 3) Service Reception, Parts Department, and Service Bays — Fluorescent
fixtures with emergency battery packs.
15. Sheet E2: Verify that lighter than air gaseous fuel cars will not be serviced in this facility or explain
how ventilation is being supplied to within 18 inches of the floor and ceiling to meet the requirements of
2008 NEC Article 511 and 2009 NCMC 502.16 (electrical may be an issue in these areas also if
ventilation is not being provided and lighter than air gaseous fuel cars are being serviced).
Per the project scope of design, lighter- than -air gaseous fuel cars will not be serviced in this facility.
16. Sheet E3: Verify that the 2 "electric vehicle" service bays meet 2008 NEC Article 625 requirements.
The electrical work indicated in the referenced area is designed in accordance with 2008 NEC Article 625. Please
note that the vehicle charging equipment will be Owner- furnished, and is not included in the electrical design
drawings.

APPROVED WITH NOTES:
1. Contact Hickory Fire Prevention Bureau to discuss location of the FDC and orientation of fire hydrant
shown on sheet FP1 that is on the sprinkler run -in, contact may need to be Utility /Sprinkler contractor.
It is understood that the orientation of the FDC and hydrant must satisfy the fire department.
The utility /sprinkler contractor will contact in this regard upon selection. Thank you.
2. A Knox Box shall be installed and mounted in a location approved by a fire official, Knox Box
location shall be discussed. Knox Box ordering may be done by phone (1- 800 - 552 -5669) or web site
(knoxbox.com). Please contact Hickory Fire Prevention Bureau Office to discuss 828 - 323 -7522.
The location of the knox box will be decided on -site by the fire department field inspector and will be installed by the
general contractor in the approved location.
3. Identify if any tanks storing flammable /combustible liquids are to be utilized (identify type of tank(s))
and if inside or outside the building, identify products (Material Safety Data Sheets) and amounts to be
stored. Identify if flammable /combustibles are to be dispensed from these tanks. See Chapter 34 of the
2009 North Carolina Fire Prevention Code.
The contractor for the installation of the storage tanks shall obtain a permit from the Fire Prevention
Bureau prior to installation of the tanks. Site plan (including distances from buildings, property lines,
etc.), capacities, product, and locations of dispensers, shall be submitted at time of application. A copy of
submittal requirements and applications are available upon request, 828 - 323 -7522 or available on line
All storage tanks will be storing Class 1116 type combustible liquids (new motor oil and waste motor oil and automatic
transmission fluid). Each of the liquids will be stored in double walled tanks which will be stored inside the building in
the Oil Tank / Compressor Room. The tanks sizes are as follows: 48" diameter, 500 gallon double - walled used oil
tank, 48" diameter, 500 gallon double - walled new oil tank, and a 36" diameter, 275 gallon double - walled automatic
transmission oil tank.
4. See Chapter 22 Section 2211 of the 2009 North Carolina Fire Prevention Code for requirements for a
repair garage, also see special requirements for fuels that are lighter than air.
We have reviewed Chapter 22 Section 2211 and we feel that we are in compliance with the applicable sections.
Please note there will be no fuel dispensing within this facility. All fuel dispensing will take place off site. Also,
currently no Nissans are fueled by either lighter than air fuels or hydrogen fuels. The oil storage tank supplier will be
C&A Equipment and they will be obtaining a permit to install all oil storage tanks and equipment.
5. Vehicle repair area shall have no smoking signage posted.
See A -1.01 for note regarding the installation of no smoking signage in the vehicle service area. In addition,
Crossroads Cars does not allow smoking within any of their facilities.
6. Chapter 26 requirements shall be applicable is welding or other hot work will be conducted.
No welding will be conducted on site. If every welding were required it would be handled off site at a different facility.
7. Indoor displays of liquid or gas fueled vehicles, boats or other motorcraft shall not be located indoors
in the Business Showrooms unless meeting the requirements noted in section 314.4 of the 2009 North
Carolina Fire Prevention Code.
Vehicles on display in the showroom will meet the requirements of 314.1

FIRE HYDRANTS:
1. Two new fire hydrant noted.
Actually, three fire hydrants are proposed: two on site and one in the right of way (at western drive).
2. All underground water mains, fire hydrants, and their appurtenances shall be installed to meet the
specifications of the Public Utilities Department and NFPA Standard #24.
Understood. Added as a note on the utility page.
3. The Public Utilities Department shall inspect all underground water mains, fire hydrants, and their
appurtenances. Contact Paul Solomon or Raphael McRae at 323 -7427 for inspection requirements and
procedures.

4. Per Chapter 11 of the Hickory City Code, all new fire hydrants shall be painted this color, barrel:
yellow, caps and bonnet: white reflective.

5. ATTENTION: New fire hydrant for fire protection shall be installed and made serviceable prior to a
temporary or final approval for occupancy for this project.

SPRINKLER SYSTEM:
1.Automatic sprinkler system is required.
Automatic sprinkler system is provided as required by code.
2. A flushing of all sprinkler run -ins shall be witnessed by a fire official and Public Utilities. For fire
inspection flushing requirements and procedures contact the Fire Prevention Bureau at (828) 323 -7522.
ATTENTION: The sprinkler contractor shall verify that the flushing has been signed off and approved by
a Fire Code Official PRIOR to connection of the sprinkler riser to the underground sprinkler run -in.
The sprinkler contractor will contact and schedule the inspection of the sprinkler flushing with the fire prevention
bureau.
3. As submitted it appears that some of the garage doors that are to be utilized may be an obstruction to
the sprinkler protection, sprinkler contractor shall evaluate and address if an obstruction.
The sprinkler contractor evaluated each of the overhead doors at our request and has determined that they will not be
obstructed when the doors are open.
4. Sprinkler contractor shall obtain a permit from the Fire Prevention Bureau prior to beginning any
installation /renovation of the sprinkler /standpipe system. A copy of submittal requirements and
applications are available upon request, 828 - 323 -7522 or available on line at

FIRE ALARM SYSTEM; SUPERVISION OF SPRINKLER SYSTEM ONLY
1. A remote annunciator to the fire panel shall be provided at the main entry due to the interior location
of the main panel.

GENERAL NOTES:
1. Portable fire extinguishers shall be selected, installed and maintained in accordance with Section 906
of the 2009 North Carolina Fire Prevention Code and NFPA 10.
Refer to revised sheet A -1.01 for locations of fire extinguishers.
2. Street numbers shall be posted on the building and visible from the roadway. Numbers shall contrast
with their background. Numbers shall be a minimum of 4 inches high with a minimum stroke width of 0.5
inches.
Understood, street numbers will be installed in conformance to requested standard.
3. Storage of hazardous materials and flammable /combustible liquids is not allowed over the exempt
amounts.
Understood, storage of the Class 1116 liquids (motor oil) tanks is well within the maximum limits as outlined in section
414 of the NCSBC.
4. High piled combustible storage is not allowed. Certain high- hazard commodities, such as rubber tires,
Group A plastics, flammable liquids, idle pallets and similar commodities, where the top of storage is
greater than 6 feet (5' sprinklered) is also High -piled Combustible Storage. Refer to Chapter 23 of the NC
Fire Code for requirements.
An average of 90 rubber tires will be stored in the parts department. The storage arrangements will conform to
Section 2509 for the indoor storage arrangement of tires.
5. Means of egress shall be clearly identified, exit and directional exit signage.
Understood, exit identification currently in conformance.
6. The means of egress, including the exit discharge, shall be illuminated at all times the building space
served by the means of egress is occupied. In the event of power supply failure emergency lighting shall
provide adequate illumination for egress.

7. During construction vehicle access for fire fighting shall be provided to the site.

8. See 09 North Carolina Building Code Chapter 33 Safeguards During Construction and sections of 09
