Mr. Deitz,
The Developer /Owner of this project proposes to install NFPA 13R fire sprinkler systems
in each of the 5 apartment buildings while constructing the stairs as unenclosed vertical
means of egress.
Therefore we hereby request approval to use the exception to 1007.3 of the NCSBC
which became effective January 1, 2011.
Our drawings will be resubmitted showing NFPA 13R sprinklers specified in Appendix B
for the residential buildings.

We have completed our revisions and replies to your reviews of our drawings for this
project. We are resubmitting the drawings with the following comments:

located at the front of the Clubhouse. Access to the Pool and Poolhouse is
from the front along sidewalks beside the Clubhouse. Stairs at rear of
Poolhouse are for service entrances.

37. Sheet A4.1: All unit types are shown and detailed here. All are named and
designated on the building plans. It is not necessary to draw each unit plan
opposite hand per our meeting on 12/29/10.
38. Sheet A4.2: Our engineer advises that sufficient space for access to the
water heater is provided by moving the washer forward.
39, 40, 41. Sheets A4.2, A4.3, A4.4: Adjustments have been made to the unit plans to
allow compliance with clear floor space requirements of ANSI A117.1 2003
section 611.2.
42. Sheet A8.1: Detail 2/A8.1 has been expanded to show a typical stair tread.
The riser heights are specified in the vertical floor -to -floor dimensions at the
right side of the section.
44 -59. See engineers' letter attached.
60. The NCBC edition has been changed to 2009.
61. Fire sprinklers are not required in the attic areas in NFPA 13R systems.
The Clubhouse, Poolhouse and Garage Building are not sprinklered.
62. The apartment units are R2 use classification and no fully accessible units
are required. All first floor units are Type A or Type B units. According to
ANSI A117.1 2003 section 1003, Type A units had been called the
adaptable dwelling unit in the A 117.1 editions prior to 1998. When Type B
units were added, the name of this type unit was changed to Type A.
Therefore we are showing pull -out work surfaces in the kitchens of Type A
units.
Hickory Fire Department Review

hydrants.

Visible and audible alarms are provided in each unit. A note was added to the fire alarm
riser confirming that each panel will be provided with enough capacity for visual devices
in every room per ICC A117.1.
Item 55: Sheet E10:
Smoke detectors are now indicated.
Item 56: Sheet E13:
Note to verify that two bulbs are being provided in each LED fixture, each LED fixture
contains anywhere from 12 to 24 bulbs depending on the manufacturer.
Item 57: Sheet E16:
All service conductors are copper per sheet E1, Part 3 of the specifications, note A.
Item 58: Sheet E16:
Services noted were updated to 800A each.

Listed below, please find our response to the civil questions of the plan review comments of the
referenced project performed by Catawba County Plan Review on December 6, 2010:
Item 12:
Please see Sheet C 1.2. The pool area has been hatched to show full extent of sidewalks and concrete areas
along with dimensions. Fence is identified as 48" vinyl coated chain link with hot dip galvanized
hardware and 4 -foot gates.
Top and bottom wall elevations for retaining \valls are shown on sheet C 1.4 (Grading and Drainage Plan).
Contractor will be responsible for providing retaining wall design prepared by an NC professional
engineer and for providing special inspections as referenced on mote 9.
Item 13:
See Sheet C 1?: See 4' x 8' pad for pool equipment.
Item 14:
See Sheet C 1.2. Sidewalks have been extended from all pool house entrances to pool area and adjoining
sidewalk.
Item 15:
See Sheet C 1.4 for storm drainage layout. All storm drain pipes are to be I IDPE plastic pipe or reinforced
concrete as shown on the pipe schedule.
