All work shall be completed in accordance with the Work Contract, the N. C. State Building Code and this Work Wrke -Up. No substitutions for specified materials will be allowed unless approved in advance by the Community Development Staff. You are expected to call for Inspections of specified Items where called for in the Wok Write -Up, as well as those required by the Building Inspections Department. The contractor shall be responsible for securing all permits. Upon completion, the contractor will be responsible for removing all debris from the premises. 1. FOUNDATION a. NOTE: The foundation on front of housewas constructed with inadequate footings which have had the soil dug away and under -cut from inside the basement. Provide adequate temporary support for structure, and remove the dam ed concrete bl ck toun on wall at front of house. Dig trenches o n cotings in area of emoved foundation. New footings to be 1 "X 6" i ize, wit bon m f ff g 12" below finish grade. Have trench p c Building Inspections Department p or to p c AQyy new footings with a minimum of 2, 0P a n te. C nsnuct a new foundation wall in area of recta oundation. Foundation to be constructed of 16" X 8" X 8" concrete block with 18" X 8" X 4" solid cap block on top. (NOTE: Scope of work includes backfilling, fertilizing, seeding with Fescue 31 grass seed, and strewing of all areas of disturbed soil.) Install a new frame and access door to crawl space. Frame to be al pressure treated T X 4" yellow pine with continuous stops on all sides of opening for door. Door to be of314 "AG exterior grade fir plywood with zinc plated'T' hinges and hinge hasp. Door and frame shall fit tight to masonry to make them rodent proof. COST c1Point up all cracks and deteriorated mortar joints in foundation wall an sides and rear of house. Replace all missing or broken masonry units with new to match existing. WORK WRITE -UP: DUANE McCOMBS (RENTAL) COST P[ Install (8) screened and closable foundation vents, located for proper cross ventilitation. New vents to be of the type that open and close automatically according to changes in temperature; TEMPVENT or equal. Install metal foundation vent wells at the location of all vents that are at, gL n r, grade level. Apply a coat of surface bondino cement such as Sure Wall, to entire foundation wall. Do not apply the material if the temperature will be freezing within the next48 hours. Dampen the walljust before applying the material. (Avoid saturating the masonry units.) Spread the mix with a finishing or plasterers trowel into open joints and completely over the block or brick to a minimum thickness of 118 ". Apply a second coat after the first coat has taken its Initial set and is capableof supportingthe second coat; usually after 28 to 30 minutes. (If second coat is not applied within 48 hours of first coat, a liquid concrete bonding adhesive / must be added to the material.) 2Y SITE IMPROVEMENTS a. DRAINAGE: Using dirt already on site (mound in from yard), fill all depressions and low spots in front yard as required to provide a smooth, yard that can be mowed with a push type lawn mower. Lower the grade at front and left side of house as required to provide a minimum clearance of 6" between siding and grade. Shape the soil to form a swale to divert surface water away from foundation and around toward front of house. Reseed all areas of disturbed soil with Fescue 31 grass seed, fertilize and cover with straw. 3. EXTERIOR WALLS R nal all ar o la s�s 9 a of rake trim. WINDOWS nstall new vinyl replacement window units at the location of all window openings. Replacement windows to be double hung, double glazed (insulating glass) vinyl window units, with screens. New window units to be of the type that tilt to the Inside for cleaning. Installation includes frames, glass, screens, stops, weather stripping, interior and exterior casings, stools, aprons, hardware, screens, i.e., acomplete job. -3- WORK WRITE -UP: DUANE McOOMBS (RENTAL) COST 7. FROM PORCH a. _NOTE: Existing concrete porch floor slopes toward house. Removethe <-- existing concrete floor. Install new heavy gauge metal decking or additional well tamped sand as fill material if required. Form and pour a new concrete floor. Floor to be poured to a minimum thickness of 4" and to be of 3,000 PSI concrete. Concrete to be reinforced with 616 10-10 welded steel wire mesh. Finish surface of concrete with a steel trowel finish. Slope concrete 1/2" toward front. Concrete shall receive an application of curing compound, "Clear Bond" or equal, applied In accordance with the manufacturer's instructions. Surface of concrete shall be protected from premature drying and rain Jb nstall welded wrought iron railings around the outside perimeter of front porch. Topof railings to be a minimum of 36" from porch floor. Wrought iron railings to have 1 -1/4" by 7/8" top and bottom rails, with spindles not more than 4" apart, anchored to house, or floor, as applicable. Railings to consist of a top and bottom 2" X 4" rail and 2" X 2" pickets, with a maximum of 4" clearance between pickets. Top of railings to be 36" from landing floor. MOISTURE AND THERMAL CONTROL (NOTE TO CONTRACTORS: An insulation certificatlon card shall be furnished by the contractor and posted at a conspicuous location within the structure. This certification shall indicate the R- Value, minimum thickness, maximum coverage and minimum weight per square foot of the insulation installed for any of the following emu: walls, ceilings, and floor. Preferred locations for the certification card are the inside surface of a crawlspace access door, or stapled to a roof truss, rafter, or stiff knee w ithin 5 feet of an attic access door.) of Install a new 6 mil. polyethylene vapor barrier on ground in crawl space area. C. State Building Code. All plumbing work shall be performed by a licensed plumber. COST 3 WORK WRITE -UP: DUANE McCOMBS (RENTAL) COST 14. E CEEB a. Completely rewire the existing structure, including all receptacles, appliance outlets, lighting circuits and other existing circuits. Discontinue all existing wiring. Remove all existing wiring where practical. New wiring is to include the fallowing items: b. Remove the existing meter, meter base, riser and weather head. Install a new meter, meter base, riser and weather head. Installation includes repair of all damage to wall surfaces after removing the existing meter. c. Install a new 200 amp. minimum circuit panel box with circuit breakers and a main disconnect. Discontinue and remove all existing cimuit panel boxes and consolidate all new and existing circuits into the new panel box. Installation includes the repair of all damage to wall surfaces after removing existing panel boxes. d. Install GFCI (ground fault) receptacles at the locatlon of all existing receptacles that would be required to have this type of breaker by current code. e. Install new three wire grounded duplex receptacles as required to provide at least one receptacle on each wall of all habitable rooms. Install AFC] (Arc-Fault) protection receptacles as required by current code. f. Install in each roam a new lighting cimuit, complete with light fixture and wall mounted switches. Light fixtures to be complete with glass diffusers and bulbs of maximum wattage allowed by fixture. Install three -way switches where deemed appropriate by the Community Development Staff. (NOTE: Existing fixtures may be left in place if equipped with glass diffusers, and in a safe condition) g. Install UL listed smoke detectors, with battery back-up at all locations required by building code h. Install new lighting circuits, complete with exterior fixtures and bulbs, and wall mounted switches at all exits of house. I . Install an exhaust fan with wall mounted switch in Bath. Exhaust fan shall be ducted to the outside with necessary f lashings. Fan shall be Nutoneor equal. j. Install a ceiling mounted exhaust fan with wall mounted switch in kitchen in area above range. Exhaust fan shall be ducted to the outside with necessary flashings. Fan shall be Nutone or equal. k. Install a circuit for electric range, complete whh electric range receptacle, and new range cord g required. I. Install a new water heater circuit. -7- WORK WRITE -UP: DUANE MCCOMBS (RENTAL) COST m. Install a circuit for clothes washer. n. Install a circuit for electric clothes dryer, complete with dryer receptacle and new dryer cord if required. NOTE: The design, construction, lnstillatlon, adjusting and labeling of all electrical equipment and accessories shall comply with the provisions of the N. C. State Building Code. All electrical work shall be performed by a licensed electrical contractor. 15. PEST CONTROL a. Have dwelling treated for termites, using approved chemicals applied to the manutacturees specifications. Exterminator shall provide the owner, through the Community Development Office, with a certificate of treatment and a one year warranty. 16. EXTERIOR PAINTING NOTE: Remove all loose and scaling paint from exterior surfaces to be palmed. Caulk around door and window frames to stop air infiltration. Ransil any loose exterior trim. Prime any bare spots and new construction with oil based exterior primer. Do not apply exterior paint in dump or rainyweather. Do not apply exterior paint when temperature is below 50 degrees I Do not use any lead based paints. Color selection to be m by the owner from samples fumished by the contractor. . Paint the outside of exterior doors, access door and frame, and all other miscellaneous exterior woodwork not specifically mentioned with two coats of exterior latex enamel. Paint all wrought iron with two coats of exterior oil based paint formulated for use on metal, such as DeRusto. Paint foundation with two coats of exterior latex house paint. 17. MISCELLANEOUS nstall house numbers on frontal house, near front door. House numbers to be black and at least 3" high. 18. LIVING ROOM L R: Remove any existing floor covering and repair any damage to wood flooring and floor framing (Including sills). Install new 318" plywood underiaymertt and new sheet vinyl floor covering. Vinyl floor covering shall be equivalem in, or better than the no- wax "Cambray' series manufactured by Armstrong, with a minimum thickness of .065' of printed construction. All vinyl floor covering shall have a mildew resistant rearguard protection and shall be scuff resistant. Pattern to be selected by the owner from samples furnished by the contractor. Install new shoe moulding around the perimeter of room at floor. Floor covering shall include the inside of any closets that can be accessed from the room. Paint new shoe moulding with one coat of primer and two mats of interior latex enamel. _g_ WORK WRITE -UP: DUANE MoCOMBS (RENTAL) COST b. WALLS: Install new prefinished plywood paneling on all walls of roam, from floor to ceiling. Paneling to be selected by the owners from samples furnished by the contractor. Paneling shall be ''W thick, with plywood core. No chip core paneling will be will be allowed. Paneling to be installed with color matched paneling nails. No horizontal splicing of paneling will be allowed. Existing door and window trim may be left in place and paneling neatly fitted to same. NOTE TO CONTRACTORS: The Interior and exterior of the structure has been tested for lead based paint. The ceiling in the living room was found to contain lead based paint. A contractor certified in Lead Based Paid Abatement will do the following items prior to you doing work listed below: (1.) Lead abatement contractor will cover the telling with Tyvek or similar material and label as containing lead based paint. c. CEILING: Install 1"X 4" pine furring strips on the existing ceiling at 12" on centers. Funing strips to be nailed to each ceiling joist with two ad coated nails. Shim furring strips as required to maintain a level surface. Install a new ceiling of 112" gypsum board. New ceiling to be double nailed and glued with gun applied wallboard adhesive. Tape, puffy, sand and prepare for painting. d. TRIM: Install new 3 -1l2" moulded base and shoe moulding around the perimeter of room at floor. Install new 2" bed moulding around the perimeter of room at calling. e. PAINTING: Paint ceiling with two coats of flat interior latex paint. Paint doors, jambs, the inside of window sash and all wood trim with two coals of interior latex enamel or stain to match new paneling and finish with one coal of sanding sealer and two coats of satin spar varnish, as preferred by the owner. Color selection to be made by the owner from samples furnished by the contractor. Dc not use any lead based paints. (NOTE: It is the contractors responsibility to determine 6 washing of surfaces or the use of a stain kill product is required prior to painting in order to arrive at an acceptable finished paint job.) 19. BEDROOM # 1 (LEFT FRONT ROOM) FLOOR: Remove any existing floor covering and repair any damage to wood flooring and floor framing (Including sills). Install new 316" plywood underiayment and new sheet vinyl floor covering. Tape, putty, sand and prepare for painting. J. TRIM: Install new 3 -1/2" moulded base and shoe moulding around the perimeter of room at floor. Install new 2' bed moulding around the perimeter of room at ceiling. NOTE: All work includes the inside of closet. e. DOORS: (1.) Install a new 1-3/8' thick, Iuon veneered, pre -hung hollow core interior door unit, complete with jamb and casings, in the opening between bedroom and living room. Install a new privacy type Iockset on new door. (2.) Install a new l -3/8' thick, Iuon veneered, pre -hung hollow core interior door unit, complete with jamb and casings, In the existing closet opening. Install a new passage type Iockset on new door. I. PAINTING: Paint ceiling with two coats of flat interior latex paint. Paint doors, jambs, the Inside of window sash and all wood trim with two coats of interior latex enamel or stain to match new paneling and finish with one con of sanding sealer and two coats of satin spar varnish, as preferred by the owner. NOTE: All work includes the inside of closet Color selection to be made by the owner from samples furnished by the contractor. Do not use any lead based paints. (NOTE: It is the contractors responsibility to determine it washing of surfaces or the use of a slain kill product is required prior to painting in order to wive at an acceptable finished paint job.) 10- WORK WRITE -UP: DUANE MCCOMBS (RENTAL) COST 20. DEN (LEFT REAR ROOM) FLOOR: Remove any existing floor covering and repair any damage to woad flooring and floor framing (including sills). Install new 3/8" plywood underlayment and new sheet vinyl floor covering. Vinyl floor covering shall be equivalent to, or better than the no -wax "Cambray" series manufactured by Armstrong, with a minimum thickness of .066" of printed construction. All vinyl floor covering shall have a mildew resistant rearguard protection and shall be scuff resistant. Pattern to be selected by the owner from samples furnished by the contractor. Install new shoe moulding around the perimeter of room at floor. Floor covering shall include the inside of any closets that can be accessed from the room. Paint new shoe moulding with one coat of primer and two coats of Interior latex enamel. b. Tape, putty, sand and prepare for palming. d. TRIM: Install new 3 -1/2" moulded base and shoe moulding around the perimeter of room at floor. Install new 2" bed moulding around the perimeter of roam at ceiling. NOTE: All work Includes the inside of closet. e. DOORS: Install a new 1-3/8" thick, luon veneered, pre-hung hollow core Interior door unit, complete with jamb and casings, In the existing closer opening. Install a new passage type lockset an new door. I. ATTIC ACCESS: Install an attic access opening with lay -in panel In ceiling of room. Lay -in panel to be of 34" AD fir plywood. Frame a stop around the sale side of opening to prevent blown insulation from falling through. Trim around the bottom side of opening with 2 -1/4" moulded casings. Install closed cell foam insulation around the lip formed by casing to form a seat for access panel. The minimum unobstructed opening size shall be 22" X 30". Attach R -30 fiberglass insulation to the back side of lay -In panel. It- WORK WRITE -UP: DUANE McCOMBS (RENTAL) COST PAINTING: Palm ceiling with two coats of flat interior latex paint. Paint doors, jambs, the inside of window sash and all wood trim with two coats of interior latex enamel or slain to match new paneling and finish with one coat of sanding sealer and two coats of satin spar varnish, as preferred by the owner. NOTE: All work Includes the inside of closet. Color selection to be made by the owner from samples furnished by the contractor. Do not use any lead based paints. KITCHEN & DINING ROOM s. FLOOR: Remove any existing floor covering and repair any damage to wood flooring and floor framing (including sills). Install new 3/8" plywood underlayment and new sheet vinyl floor covering. Vinyl floor covering shall be equivalent to, or better than the no -wax "Cambray' series manufactured by Armstrong, with a minimum thickness of .065' of printed constructlon. All vinyl floor covering shall have a mildew resistant rearguard protection and shall be scuff resistant. Pattern to be selected by the owner from samples furnished by the contractor. Install new shoe moulding around the perimeter of room at floor. Floor covering shall include the Inside of any closets that can be accessed from the room. Paint new shoe moulding with one coat of primer and two coats of interior latex enamel. b. WALLS: Install new prefinished plywood paneling on all walls of room, from floor to ceiling. Paneling to be selected by the owners from samples furnished by the contractor. Paneling shall be 1 /." thick, with plywood core. No chip core paneling will be will he allowed. Paneling to be installed with color matched paneling nails. No horizontal splicing of paneling will be allowed. Existing door and window trim may be left in place and paneling neatly fitted to same. c. CEILING: Install 1 "X 4" pine furring strips an the existing ceiling at 12" on centers. Furring strips to be nailed to each ceiling joist with two 8d coated nails. Shim furring strips as required to maintaln a level surface. Install a new ceiling of 1/2" gypsum board. New ceiling to be double nailed and glued with gun applied wallboard adhesive. Tape, putty, sand and prepare for painting. d. TRIM: Install new 3 -1/2" moulded base and shoe moulding around the perimeter of room at floor. Install new 2" bed moulding around the perimeter of roam at ceiling. 12- WORK WRITE -UP: DUANE McCOMBS (RENTAL) COST e. KITCHEN CABINETS: Install new base and wall units in kitchen, in area of removed cabinets. New cabinets are to have similar lay -out and configuration as original cabinets. All new cabinets shall be no less than the following: Wit" harda crd face frames with mortise and tenon, dowelled, or pocket screw construction, 3/4" lipped birch veneered doors and drawer fronts, canter mounted mono -rail drawer slides with three point nylon roller system, and "Formica" brand or equal counter top and full backsplash. Laminate color and pattern, and hardware pattern and finish to be selected by the owners from samples furnished by the contractor. Counter tops to have 1 -1/2" self- edging, backed by 3/4" X 1- 1/2" wood edging strip. Use proper aluminum trim and channels when installing backsplash. Exposed end panels for base and wall units shall be of 3/4" birch veneered plywood. All base and well units shall have backs of 1/4" plywood or masonite. Construction to be of the best quality in accordance with current trade practices. Cabinet installation includes newfloor and ceiling vim as required to make afinished job of installation. New cabinets shall be finished inside and out with three coats of paint or natural wood finish as selected by the owner. PAINTING: Paint ceiling with two coats of flat interior latex paint. Paint doors, jambs, the inside of window sash and ell wood trim with two coats of interior latex enamel or stain to match new paneling and finish with one coat of sanding sealer and two coats of satin spar varnish, as preferred by the owner. Color selection to be made by the owner from samples fumished by the contractor. Do not use any lead based paints. WALLS: Install new Install prefinished, melamine surfaced, hard -board paneling on all walls of bath, from floor to ceiling. Use proper trim and channels for the installation of new paneling. Paneling to be glued to walls rather than nailed. Pattern to be selected by the owner from samples furnished by the contractor. d. OTHER: Install a new 5 pc. chrome bath accessory kit. Install a new chrome plated shower curtain rod at tub. e. TRIM: Install new 3 -112" moulded base and shoe moulding around the perimeter of room at floor. Install new 2" bed moulding around the perimeter of room at ceiling. f. Install a new recessed medicine cabinet with mirrored door over bath sink cabinet. g. DOORS: Install a new 1 -318" thick, luon veneered, pre -hung hollow core interior door unit, complete with jamb and casings, in the opening between bath and den. Install a new privacy type lockset on new door. h. PAINTING: Paint ceiling with two coals of flat Interior latex palm. Paint doors and all woodwork and trim with two coats of interior latex enamel.
