Hey Mary,
I have attached the new drawings to this email. The garage is 30ft from the right of way on both Southclitt and Ridge St. I
was mistaken earlier when I said it moved the garage 21 feet into the flood zone.
As you can see in the drawing the edge is in the flood zone 12.1' on one side and 14' on the other. Given this, I estimate
that the fill will displace - 1900ft ^3 or - 14,215 gallons of water. At full pond Lookout Shoals holds 1,215.2 million gallons
of water. What I am proposing would displace 0.000012% of the lakes volume. This calculation is based on full pond,
obviously the percentage would be greatly reduced in the event of a flood.
If this looks good I will change the marks on the ground and move forward with the septic permit.

Thanks Brent. The GIS shows your property line to go to the edge of the right -of -way on Southcliff so don't know if this
helps you. The way it was showing on your map, it appeared that the setback wasn't 30 feet from the right -of-
way /property line. If you can confirm with your surveyor, that will be great.

Hey Mary,
As the drawing is the garage is 30ft from the road side of Southcliff. Looking at the plat from the surveyor it is not clear
where the right of way is located. I have called him to find out this information. It was my understanding that the code
was 30ft from the road side, that was my mistake. As for Ridge street the property line and the right of way are the same.
As soon as I hear back from the surveyor I will make the necessary corrections both on the drawing and on the ground.

I received the drawing. I just want to confirm that the building setback is 30 feet from the edge of the right -of -way of
Southcliff and Ridge Streets. It is hard for me to tell from the drawing that this is the edge of the right -of -way not the
physical street. Also can you note the distance from the southwest corner to the closest point of the right -of -way on
Southcliff Street. That is where we will check the setback.

Hey Mary,
I have attached the new drawing for the garage and house. You can see on the drawing that Southcliff does not follow
the edge of the lot. Placing the garage 30ft from the road side enables me to built it completely out of the flood plane.

Earthen Fill used to raise the ground above the flood elevation must be placed properly so that it does not
erode or slump when water rises. For safety and to meet floodplain requirements, floodplain fill should:
■ Be good clean soil, free of large rocks, construction debris and woody material stumps, roots)
■ Be machine - compacted to 95 percent of the maximum density determined by a design professional)
■ Extend 10 to 15 feet beyond the footprint of the structure
■ Have graded side slopes that are not steeper than
2:1 )one foot vertical rise for every 2 feet horizontal
extent); flatter slopes are recommended
■ Have slopes protected against erosion )vegetation
for "low" velocities, durable materials for "high"
velocities — determined by a design professional)
Communities may ask for a licensed engineer to certify the fill elevation, compaction, slope and slope protection
materials in order to determine that the proposed structure will be "reasonably safe from flooding."
