As you requested, I inspected the subject property on February 12, 2009. I'm
glad you were able to accompany me during the inspection. I famish this report in
confidence for your benefit as our client. Other persons shall not reproduce or reuse this
report without our written consent, except as required by North Carolina real estate
regulations. We will rot release this report to anyone else without your permission,
except as required bylaw.
The scope of the inspection was limited to documenting the visible existing
conditions that you identified. We have used our best skili and judgment to provide an
informative and :unbiased inspection a[ reasonable cost The recommendations and
comments contained in this report are presented to help you make this building better,
and to inform you of the important features and conditions of its constmoma. Although
the structure and equipment may be satisfactory when examined, thew condition may
change later. This report is rot a guarantee or warranty of the structure or equipment, or
of its fitness for any particular use.
This report covers only those portions of the premises that could be examined
visually without excavation, removing surface materials, disassembling equipment or
moving furniture and household effects. We have not made any tests, mcasurem Coos, .or
calculations except as described in this report. We have not investigated for toxic
materials or wastes, or examined public records regarding this property. The scope of the
inspection does not assure that the property conforms to all regulations, restrictions, or
building codes that may be in effect at its location.

Description
This building is a single -wide modular home with
hardboard siding on the exterior and a metal roof
covering. Commuctionofthemodularunitis
conventional The age of the modular unit isunknown.
This building is located in a rural, residential
neighborhood For purposes of this report, the front of
the dwelling faces to the east. Left and right are defined
as standing in the front yard and facing the dwelling.
The lot slopes from left to right.
The building is currentlyunoccupied, but is suitable for residential purposes.
The following other people were present during the inspection:

We did not interview other people who might have specialized knowledge of this
building. The plans for the construction of this building were not available.
Observations
I observed the following
L The exterior windows, at the from of the
home, are secured to the modular home
through the exterior siding.
It is evident that the windows were
removed before the exterior siding was
replaced. The windows were to- installed
after the siding was replaced.

The caulking around the wood trim of the
exterior windows is cracking. This
probably occurred during transport of the
modular unit m its current location.
We recommend removing, as much as
possible, the mating caulking and
replacing with new caulking to seal the
joints.
The existing metal roof has been covered
with new metal roofing. 1x4 pT boards
are Installed longitudinally a the bottom
and top of the roof pitch and along the
middle of the pitch.
The new roof is screwed to the 1x4 boards
at regular intervals.
4. The left and right gable ends, of the rood;
are not sealed properly to prevent
moisture intrusion.

The metal roof overhang is excessive
along the front of the home.
We recommend trimming the metal roof
The metal should not overhang more than
2 Inches.
Rexammendations
Based on the above observations, we recommend the following.
1. Re-caulk the wood trim around the windows, as discussed above
2. Trim off the excess metal roof overhang along the front of the home.
3. Property seal both ends of the roof to prevent moisture intrusion.
We did not inspect the internal structure of the roof and therefore cannot tender an
opinion on the existing roof components. Our opinion is based on past experience,
conditions visible at the site at the time of the inspection, and typical modular roof
consnuotion.
It is am opinion that, with the above improvements, this roof structure is adequate
to support the required loads.
Ending
This inspection and report does not purport to be an investigation for toxic wastes
in the building or adacent soils, hazardous materials, or a review of public records
affecting this property. An environmental assessment is beyond the scopeof this
inspection.
The comments and recommendations in this report are not engineered plans of
repair. Simple repairs should he performed in accord with our state building coda
Consult a registered Professional Engineer regarding changes or improvements to the
structure.

To assure safety and reliability, technicians licensed by the state of North
Carolina should perform all repairs and improvements to heating, cooling, plumbing and
electrical work. No credentials are required to perform most general construction work in
this state. Make sure that those employed to make corrections are competent and
experienced in their respective trades.
The words "properly," "properly installed," and'properly detailed" used in this
report mean to arrange, assemble, and fasten the appropriate materials best suited to the
application in strict accord with the manufacturer's written instructions and in a manner
that assures their intended strength, performance, and durability. Our state building code
provides minimum requirements, but is not a manual of good construction practice.
Anyone who is in doubt about the meaning of "properly" in any particular situation
should consult textbooks and trade journal articles. If still in doubt, consult me.
