WARRANTY DEED
THIS DEED, Made this the 17th day of August, 1983 by and between Randall Rockette
the Grantor and Randall Rockette the Grantee of Rt. I, Box 722, Claremont, NC 23610
W I T N E S S E T H_
That the Grantor, for valuable consideration paid by the Grantee, the receipt of which
is hereby acknowledged, has and by these presents does hereby grant, bargain, sell and convey
unto the Grantee in f �e simple, all that certain lot or parcel of Land situated in Clines
Township, Catawba County, State of North Carolina and more particularly described as follows:
BEGINNING at an ,ron stake in the northeastern portion of State Road No. 1702 and
in the western corner of Alice K. Rockette and runs thence with the line of Alice
K. Rockette, Norti 46 55' East, 200 feet to an iron stake, a new corner; thence
a new line, North 32 00' West, 101.49 feet to a stake; thence a new line, South
46 55' Nest, 200 feet to a point in the northeastern margin of State Road No.
1702; thence with State Road No. 1702, South 32 East, 101.49 feet to the point
of Be
For partial chain (4f title see the deed recorded in Book 505 at page 347 and in
Book 1297 at pgae 299.
slut this conveyance is made subject to the right of way of State Road No. 1702
and all existing encumhrances of record.

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and
nppurtenances thereunto belonging to the Grantee in fee simple.
And the said Grantr�r covenants with the Grantee, that Grantor is seizeQ of the premises
in fee simple, has the right to convey the same in fee simple, that title is marketable and free
and clear of all encumbrances, and that Grantor will warrant and defend the title against the
IE.wful claims of all person whomsoever except for the exceptions herein after stated.
