Malden, NC 28650 URUnES nND ENGINEERING RE: Commercial establishment located at 5412 Eden Lane identified by PIN 3734 -08 -77 -8578 Dear Mr. Rowe and Mr. Rudisill: Thank you for meeting with us concerning the operation of R & R Grocery out of the doublewide located at the manufactured home park entrance. As noted the property is zoned R -20 Residential. A sales office is allowed in association with the manufactured home park for carrying out park operations such as collecting fees, processing paperwork and other related activities. As discussed, having vending machines in the park office may be customary and does not affect the spirit or intent of the Unified Development Ordinance. However, as mentioned during our meeting, the quantity, type of inventory, and display (shelving) extends beyond the threshold of what occurs through typical vending machine operations. Based on our conversation, it is our understanding that you are willing to reduce all operations outside of the scope of what one might find in vending machines (concerning quantity and goods) and remove any signage that publicly promotes the business of R & R Grocery. According to the attached photographs, compliance would mean the substantial removal of shelving, items not typically sold through vending machines, reduction in floor area for sales, and removal of signage. You may contact us if you want to further discuss an application for a rezoning to RC Rural Commercial or HC Highway Commercial district which would allow a business operation. Again, we extend appreciation for your willingness to cooperate and comply with the regulations. Please see that compliance is met within 30 days of the date of this letter.
