I’m sending this e-mail per your request in follow-up to our phone conversations of January 6th and January 11th , 2011 regarding the flag lot located on Little Mountain Rd, being parcel
number 3698-03-40-4361.
After researching the original creation/platting of the lot, and surrounding subdivision, and meeting with the Jacky Eubanks, the Catawba County Director of Planning, it was determined
that you could build a stick-built, modular, or mobile home on that particular parcel
Findings Which Went into the Decision:
· The lot, # 6, was originally platted as part of an exempt subdivision titled the Will and Annie R. Reid Estate, for the purpose dividing the land among their heirs. The subdivision
plat was recorded on March, 29, 1996.
· According to the Ordinance in effect at that time, the width of the “flag pole” should have been a minimum of 75 feet wide at the 30-foot set-back line. The lot in fact is
approximately 6 feet less than the requirement.
· A double-wide manufactured home exists on one of the other lots within the subdivision.
· The lot is a lot or record, created 15 years ago.
· The lot is positioned at a unique angle and the shape of the parcel is also unique.
· The lot touches, and has access through three recorded rights-of-way,
o 20 ft. unnamed right-of-way along the west of the parcel,
o 45 ft. Reid Taylor Road, and
o 60 ft. Little Mountain Road.
Planning Director Conclusions:
· This lot is permitted to have a stick-built, modular, or mobile home built upon it because of the above considerations.
· A mobile home must meet present day appearance criteria regulations. Please contact our office for the specific regulations.
