HomeMy WebLinkAboutCBPR-7-10-6616 Catawba Valley Mills 2nd Submittal Engineers Response.tif general contractors CAROLINA C ONSTRUCTION C OMPANY www.carolinaconstructiongc.corn 8/9/10 CAR, Catawba County Building Services : aQ . 76 North Center St. = S A Hickory, NC 28601 400h, Attn: Commercial Building Plan Review �• '��r�; Steve Dietz Re: Permit # BLDC -7 -10 -9623 Dear Sirs: 1) We are in receipt of your review notes and are replying to them in sequence as was noted and requested. 2) We understand that this review does not check all technical code items and does not prevent the code officials from requiring additional code corrections in the future. 3) The designer of record does acknowledge that it is his sole responsibility to for compliance of all codes requirements, to include other pertinent laws and/or ordinances. 4) All utilized equipment, gas or electric, shall listed by or labeled by a National Recognized Testing Laboratory approved by the NC Dept. of Insurance. 5) The above mentioned addition shall not be occupied by the owner until receipt of the CO. 6) All areas requiring painting shall be finished using a material with a class `C' flame spread rating. 7) We understand that the egress illumination and exit signage shall be verified to be sufficient to meet the code requirements in the field. 8) Fire blocking and draft stopping shall be verified by inspection to be sufficient before the blocking is covered up or concealed. 9) Toilet rooms shall be painted in compliance to the code 1210, see sheet 1.1 finish schedule. All toilet accessories shall be provided with this contract or by the owner. 10) The existing area should reflect 49324 sf according to the Catawba Co Assessment report. This has been corrected on C -l. 11) The primary occupancy is F -1 with a S -1 area within. This has been corrected on C -1 12) The Section 903.2.3 of the IBC 2009 does not allow for any increases. We have provided a 20 ft. cleared way around the building for the fire service if needed. 13) The exit width has been revised to reflect the F -1 Occupancy. 14) We are in the weather zone 7 as is reflected on the revised Appendix B of Sht. 1C.0 15) It is my understanding that Erosion Control does not have to be designed by a professional. Note that the plans have been approved and the work has already completed to 90% on more. The drawing reflect 71 paved parking spaces, 3 of which Handicap accessible with 2 of the he parking spacing allowing for van access. 17) Please see revised sheets C -2 and C -3. Engineer seal have been replaced. 18) That was the owners decision to run the wall to 30 inches past the existing wall corner. 19) Door #12 is ADA accessible now. We will revised the plans to reflect revision showing Doors 2 and all other required fire exits to be ADA accessible as well. 20) The area of the main building has been divided into 12,000sf area for manufacturing, and has divided the storage into product storage and cleaned beam storage. All areas have been separated by 3 hr.fire partitions. 21) Fire rated walls shall be identified with signs, applied on each side of the walls, with paint. Letters shall be stenciled with 4" letters, " 3 -hour protected" . 22) UL design have been noted on Sht. S -1 with appropriate detail or section. 23) The door schedule has been revised to reflect the correct door numbers and descriptions. 24) ADA toilet room heights have been revised to reflect the corrected dimensions. 25) Column dimensions for detail S1 -8 have been incerted. 26) UL Detail of wall heads have been included in drawings on sheet 1 S.O. 27) A note directing the installation of an expansion tank for the water heater has been included. 28) The symbol for Electrical panel R -1 has been referenced on sheet 1E.0. 29) Conductor conduit and wire sizes have been addressed on 1E.0 below CT Cabinet. 30) Grounding assembly has been detailed on 1E.0 31) The GFCI , water proof outlets for the HVAC outdoor units have been addressed on sheet 1E.0. 32) With the building being II -B, non - combustible, there are no requirements to be met with respect to the 2009 NCEC 505.2.2.2. 33) We had planned to install three, 6 ", concrete filled, steel bollards to protect the panels. See 1.0, the revised floor plan. 34) Total load for each panel in KVA has been listed on the Panel diagrams, sht.1E.0. 35) Corrections have been made, see revised electrical sheets. We understand that the adequacy and operation of the lighting shall be verified on the site. 2,3,4) The F -2 occupancy shown on the Appendix B was done in error. We are aware that the Occupancy of the building should be F -1 and the corrected sheets will be re- submitted. 5,6,7) The owner has selected to separate the different areas of the new building into areas of < 12,000 s£ In addition each of the areas shall separated by a 3 -hour partition. The wall between the existing building and the new building shall be a 3 -hour masonry wall. 8) A layout of the new machinery in the new area shall be submitted upon receipt from the owner. Ref. sht 1.2. 9) A Knox box shall be obtained, installed and coordinated with the Propst Crossroads Fire Department. 10) Tactile exit signs will be installed as required, at each required accessible exit door.
