I have tried to address each of your comments or concerns as we discussed and have revised drawings as required. Since our meeting together, I spoke with Viastore, Inc., the logistics provider, and Frazier Inc., the rack storage provider and they told me that with over 100 plus projects under their belt, they have never had to rate the racking system. Explaining the logic of how we got to that point, Sarstedt Inc. hired Lovett Consultants, PLLC. Fire Protection and Building Code Specialists out of Charlotte. I met with them and Sarstedt, Inc. and he quickly led me to the following: The only real issue in our project keeping us from being Type II B was height. We are talking about very small area of just over 49,000 sf, nearly 0 occupancy in the ARS area, with very little life safety concern (because it is simply housing equipment). Chapter 5, Section 503, the very first item addressed 503.1.1. Special Industrial Occupancies (describes our building). Buildings and structures designed to house special industrial processes that require large areas and unusual heights to accommodate craneways or special machinery and equipment..... , shall be exempt from the height and area limitations of Table 503. We feel, and many precident examples, and code commentary support, that with our ARS (Automated Retrieval System) utilizing robotic cranes reaching heights of 97', we fit neatly into this special occupancy. 1. Please see revised sheet T1 showing the revised Fire Protection Requirements for Table 601 of the North Carolina Building Code. 2. As discussed, the end wall of the existing warehouse is non -load bearing and can be a 3 hr. firewall. We are protecting the new opening accordingly with rated doors and a roll up fire shutter and would therefore be looking at this new building as its own entity. With the Special Industrial Occupancy designation we would be unlimited area and unlimited height. The High Bay Storage area is divided by 300 for a total of 68.9 or 70 persons. However, we know there will be no (0) people allowed in the high bay area, unless the occasional 1 or 2 maintenance workers are there. The Shipping and Receiving area and the connector are divided by 500 for a total of 59.35 or 60 persons. Total occupancy is 130 persons. 130 x .2 gives us 26 ". We have approx. 128" total with two double doors. 4. We are adding an additional gate to the fenced area to alleviate the common path j of egress problem of 100'. This keeps us less than 50'. 5. We have two exits as drawn, however, will have revised the architectural drawings to reflect the doors swinging in the egress direction in the connector corridor. i 6. We have two accessible means of egress as discussed. There is an accessible sidewalk outside door #11 and once in the existing building there are several accessible exits to use. 7. Based on our discussions, and the revised swings of exit doors we do have two exits from the shipping and receiving area that comply with 1015.2.1. 8.
