Dear Clara Coulbourne,
Thank you for sending review comments dated 5/27/2010. We are providing this written response with revisions
clouded on the plans as requested. We are also providing the following to address the items listed:
Building Review
1. Written response is hereby provided as requested.
2. Noted. No Action required.
3. Noted.
4. All revised drawings have been signed, sealed and dated by design professionals licensed in the state of North
Carolina.
5. The Building Code Data on Sheet CS -1 has been revised to indicate the 2009 NC Accessibility Code
6. Required Plumbing Fixture code reference has been revised to be 2009 NCPC Table 403.1.
7. The condenser frame is being placed 6' -9" from the roof edge therefore no guardrails should be necessary.
8. There is a sprinkler riser that covers parts of either side of the existing space with the center not sprinkled as far
as we know. A portion of the Save -a -Lot space has sprinklers and part of the space does not. We plan on
adding sprinklers to the portion of the Save -a -Lot space that is not sprinkled based on FP -1. So the tenant on
one side of Save -a -Lot will have existing sprinklers and the other side will not. We do not know what the plans
are for the other tenant space however, we do have a 2 -hour demising wall as noted in the next comment.
9. The fire barrier wall has been noted to be 2 -hour in keyed note 1 as well as on the UL assembly detail on sheet
A -5.1.
10. Rest Rooms are part of the Landlord's scope of work which is to be under a different permit. The lease
agreement for the tenant fit out includes a requirement that the Landlord provided restrooms are ADA compliant
which includes the provision of vertical and horizontal grab bars per ICC / ANSI A117.1 -2003 Section 604.5.1.
We will copy the Landlord on this response letter to ensure compliance for what is to be an existing condition
for the tenant fit out side of work.
11. The only prep (kitchen) occupancies are Meat Prep (16' x 16' = 256 sq ft) and Produce Prep ( 64 sq ft). The
layout for each of these areas is shown on sheet F -1.1. Meat Prep has a 3- compartment sink, hand sink table and
wrapper. The Produce area has a 3- compartment sink, hand sink and table. Sheet F -1.1 has been reissued to
more clearly label the equipment as requested.
12. The UL fire rating has been updated to specify 2 -hour construction. This portion of work is to be performed by
the Landlord under a separate contract from this tenant fit out portion of work.
