Thank you for review of the Piedmont Plastic Surgery and Dermatology Building located at 315
19` St. in Hickory, NC. We have reviewed your review comments and offer the following
responses:
Note: A copy of your review comments are attached for your reference.
1. An exit sign has been added at door 100Y and a directional sign has been added at door 100X.
Drawing E1.2 has been revised and reissued.
2. The assembly area per occupant on sheet G -001 has been changed to 15 SF /Person.
Drawing G -001 has been revised and reissued.
3. A third accessible parking space has been added to the parking area.
Drawings G3, C -2, C -3 and A -100 have been revised and reissued.
4. The wall legend on sheets A -101, A -102 and A -103 have been revised to reflect a fire barrier as
identified on sheet G -002.
Drawings A -101, A -102 and A -103 have been revised and reissued.
5. The roof hatch on sheet is A -151 shall be specified to include a perimeter guardrail. A copy of
the revised specification section and manufacturer's cut sheets have been provided for your review.

Drawing A -401 has been revised and reissued.
8. The door hardware types are identified in the project manual. A general note has been added to
the drawing that specifies that door hardware shall be fully accessible with lever type handles. All
exterior doors have single action exit ability with panic bars or paddle type exit devices. .
Drawing A -601 has been revised and reissued.
9. The owners are in the process of determining what if any equipment wi+l be used in those
rooms. The procedure rooms have been designed under the requirements of the NC State Building `
Code. At your request, we have added isolated panels in those rooms.

The following is Optima Engineering's response to the comments addressing
the engineering portion:
Electrical Engineering Portion:
9. Page E -1.1: Provide detail drawing of any and all equipment to be installed
in "special procedure" rooms.
Optima's Response: See architect's response.
10. Page E -1.1: Define what types of procedures are to be performed in special
procedure rooms. From review it appears that these two rooms are
operating rooms, and the area of the building in which they are located is a
two room operating room suite. If rooms are operating rooms, electrical
system shall be designed in accordance with the appropriate sections of
Article 517 of 2008 NECC, for example the requirement of isolated panels
and monitors. Electrical plan review requires this information, as submitted
this review is incomplete.
Optima's Response: Isolated panels have been provided for these rooms.
12. Provide location of fire alarm panel. Duct smoke detectors shall be
connected to Fire Alarm system per 2009 NCMC Section 606.4.1.
Optima's Response: The fire alarm control panel is located in vestibule 120: Duct
detectors shall be connected to the fire alarm system. See detail 3/E4.0.

Hickory Fire Department Review
Fire Alarm System:
1. Evaluate the ceiling audible/visual device in the corridor adjacent to
Office 108, recommend shifting this device toward V. Manager 112 so
will comply with spacing from end of both corridors. Spacing shall not
exceed 100' between visual device in the corridors.
Optima's Response: The horn/strobe has been shifted as recommended.
2. Duct detectors shall be tied to the fire alarm system and included in the
fire alarm matrix as supervisory.
Optima's Response: Duct detectors shall be connected to the fire alarm system.

PART 1 -GENERAL
1.1 SUMMARY
A. Section Includes:
1. Roof hatches.
1.2 SUBMITTALS
A. Product Data: For each type of roof accessory indicated.
B. Shop Drawings: For roof accessories.
C. Samples: For each exposed product and for each color and texture specified.
D. Coordination Drawings: Roof plans, drawn to scale, and coordinating penetrations and roof -
mounted items.
E. Operation and maintenance data.
F. Warranty: Sample of special warranty.
1.3 WARRANTY
A. Special Warranty on Painted Finishes: Manufacturer's standard form in which manufacturer
agrees to repair finishes or replace roof accessories that show evidence of deterioration of
factory- applied finishes within 10 years from date of Substantial Completion.
PART 2 - PRODUCTS
2.1 METAL MATERIALS
A. Zinc - Coated (Galvanized) Steel Sheet: ASTM A 653/A 653M, G90 coating designation.
1. Baked - Enamel or Powder -Coat Finish: Manufacturer's standard two -coat, baked -on finish
consisting of prime coat and thermosetting topcoat, with a minimum dry film thickness of 1
mil for topcoat.
B. Aluminum Extrusions and Tubes: ASTM B 221, manufacturer's standard alloy and temper for
type of use, finished to match assembly where used, otherwise mill finished.
C. Stainless -Steel Sheet and Shapes: ASTM A 240/A 240M or ASTM A 666, Type 304.
D. Steel Shapes: ASTM A 36/A 36M, hot -dip galvanized according to ASTM A 123/A 123M unless
otherwise indicated.
2.2 MISCELLANEOUS MATERIALS
A. General: Provide materials and types of fasteners, protective coatings, sealants, and other
miscellaneous items required by manufacturer for a complete installation.
B. Fasteners: Roof accessory manufacturer's recommended fasteners suitable for application and
metals being fastened. Match finish of exposed fasteners with finish of material being fastened.
Provide nonremovable fastener heads to exterior exposed fasteners.
C. Sealants: As recommended by roof accessory manufacturer for installation indicated.
2.3 ROOF HATCH
A. Roof Hatches: Metal roof -hatch units with lids and insulated single - walled curbs, welded or
mechanically fastened and sealed corner joints, continuous lid -to -curb counterflashing and

2. Color: As selected by Architect from manufacturer's full range.
E. Construction:
1. Insulation: Glass -fiber board.
2. Hatch Lid: Opaque, insulated, and double walled, with manufacturer's standard metal liner
of same material and finish as outer metal lid.
3. Curb Liner: Manufacturer's standard, of same material and finish as metal curb.
F. Hardware: Galvanized -steel spring latch with turn handles, butt- or pintle -type hinge system,
and padlock hasps inside and outside.
1. Provide two -point latch on lids larger than 84 inches.
G. Safety Railing System: Roof -hatch manufacturer's standard system including rails, clamps,
fasteners, safety barrier at railing opening, and accessories required for a complete installation;
attached to roof hatch and complying with 29 CFR 1910.23 requirements and authorities having
jurisdiction.

3.1 INSTALLATION
A. General: Verify dimensions of roof openings for roof accessories. Install roof accessories
according to manufacturer's written instructions.
1. Install roof accessories level, plumb, true to line and elevation, and without warping, jogs in
alignment, excessive oil canning, buckling, or tool marks.
2. Anchor roof accessories securely in place so they are capable of resisting indicated loads.
3. Use fasteners, separators, sealants, and other miscellaneous items as required to complete
installation of roof accessories and fit them to substrates.

4. Install roof accessories to resist exposure to weather without failing, rattling, leaking, or
loosening of fasteners and seals.
B. Metal Protection: Protect metals against galvanic action by separating dissimilar metals from
contact with each other or with corrosive substrates by painting contact surfaces with
bituminous coating or by other permanent separation as recommended by manufacturer.
I 1. Coat concealed side of uncoated aluminum or stainless -steel roof accessories with
bituminous coating where in contact with wood, ferrous metal, or cementitious
3 construction.
2. Underlayment: Where installing roof accessories directly on cementitious or wood
substrates, install a course of felt underlayment and cover with a slip sheet, or install a
course of polyethylene sheet.
C. Seal joints with sealant as required by roof accessory manufacturer.
3.2 REPAIR AND CLEANING
A. Galvanized Surfaces: Clean field welds, bolted connections, and abraded areas and repair
galvanizing according to ASTM A 780.
B. Touch up factory- primed surfaces with compatible primer ready for field painting according to
Division 09 painting Sections.
C. Replace roof accessories that have been damaged or that cannot be successfully repaired by
finish touchup or similar minor repair procedures.

Specifications
Posts and rails are pultruded from a fire retardant, fiberglass- reinforced polymer (FRP). FRP
material has a molded -in, high visibility, safety yellow color and is treated with a UV inhibitor.
Mounting brackets are fabricated from 1/4" thick hot dip galvanized steel. Gate hinges and
post guides are constructed of 6063 -T5 aluminum and torsion rod is type 302 stainless steel.
All fasteners are type 316 stainless steel. Hatch rail system satisfies the requirements of
OSHA 29 CFR 1910.23 and meets OSHA strength requirements with a safety factor of two.
Type L Manufacturer shall provide a 25 -year warranty against defects in material and workmanship.
