Arndt Middle School Newton, NC (Catawba County) Plans relative to the above named project have received a limited review for general compliance with the 2006 North Carolina Building Code. (1) Limited reviews are done for projects in jurisdictions that have been granted plans review authority by the North Carolina Building Code Council per section 104.1.2 of the 2006 NC Administrative Code and Policies. (2) Limited reviews focus primarily on the Building Code Summary, Life Safety sheets and basic overall design assumptions. (3) In order to expedite turn-around times and reduce duplication of reviews by the local Code Enforcement Officials, plans are not reviewed in detail for other volumes of the NC technical codes. Please address the following comments: BC1.2: Life Safety Plan-Base Bid BC1.3: Life Safety Plan-Alternate Bid A1.0 & A1.1: Base Bid Plans A1.4: Alternate Bid Plan BC1.2 & BC1.3 i 1. To the left of Bandroom 309, change. the firewall rating from "3 HR WALL" to "2 HR WALL." Although all firewalls are shown correctly"(2.Hr.) on the Bldg. Code Summary and all other. drawings; I coordinating -the BC Plans with, all others will help eliminate the possibility of any. potential future problems with bids, addenda, construction administration,- etc. l All Plans 2. The Platform 220 second means of egress is not shown. i C2: Overall Base Bid Site Plan-Fire Lane 3. The roadway overall width-curb to back of walkway-is 25 feet; however, the walkway width 16,:6„ feet, making the fire lane 19 feet wide. The Fire Code (503.2.1) requires a 20 feet minimum width C9: Alt. #2 And #2A Site Grading Plan 4. The Alternate Bid Schedule requires Door 3001-14 to have a 3-hr rating, while in the Base Bid Schedule the rating is 90-minutes (which is correct). Please coordinate. A2.2: Typical Floor Finish Transition Strips-Aluminum Thresholds 6. In the two left drawings the thresholds are incapable of providing an overall'/" maximum he ht: From the top of the threshold to the exterior slab the vertical distance must be greater than on half inch since the'/" dimension is located at the left edge: Additionally, the thresholds in these two drawings do not match the Pemko Model 151 (Spec. 700, 12.02L), a 3"-wide, high model having a level profile which cannot accommodate the high- ow I step-down slab profile of the drawings. C D. E/A2.4: Joint Details 7. Our previous correspondence informed CBSA that these details require rated joint assembl s, a topic previously addressed during our March 15 and April 5 meetings. The CBSA April 27 reply "Details have been revised - see Sheet 2.4" is only partially correct, showing only the Masonry Bond Detail from S1.1. I Where the new and exiting firewalls join the joint is required to conform to an assembly (or assemblies, as applicable) found in the U.L. Fire Resistance Directory. A5.2: Building Cross Sections And Details 8. Detail G: Indicate the dimension across the gap where removable guard sections are bolted together. 9. Plan F: For Platform 220 second means of egress, replace the Stair with a ramp conforming to ANSI 405. r E2: Symbol Schedule 10. Regarding visual alarm appliances and their Cd ratings, the text now reads 910Cd St be Unless Directed Otherwise: See Specifications." While Spec. 16721, %2.8A (5t' sentence) talks about 15Cd, 75Cd and 110Cd, since neither thi Specification nor the Plans show which appliance is rated 15- or 75 Cd, how is the contractor t know how many devices of particular rating to order, and which device is installed in which Room. I' All that need be done to the Plans is to identify the Cd rating of the appliances not required to e 110Cd, and add the necessary explanation(s) to the Symbol Schedule. Project Manual 11.
