in response to our conversation Wednesday, May 5, 2010. The above mentioned property is zoned HC Highway Commercial. The HC district requires that all newly created properties be a minimum
of 40,000 square feet. The properties current size is 25,700 square feet; therefore, it cannot be legally subdivided into further lots. Based upon our conversation, there is a wood-frame
manufacturing business in a structure on the rear of the property and an unoccupied single-family structure. Because the single-family structure has never been occupied by a business,
anyone intending to utilize the single-family structure for a commercial use must submit a site plan for county review which complies with all pertinent development standards (i.e. parking,
landscaping, etc.). You should also contact Catawba County Building Services regarding the use of the home for commercial purposes. Once all standards are met, appropriate permits can
be issued. Regarding your question about uses, both palm reading and pet grooming are permitted uses in the HC district. Please feel free to contact me if you have any questions regarding
