IGNATi�.i'.L ,DATE. 3' r U:E0 8Y. - OAT[ Ark Dennis Scronce made a motion to approve the nonconforming use request for a 60' x 120' building with the following stipulations to be met: 1. The existing building already under construction shall be certified by the building inspection department with the plans approved and sealed by an engineer or architect. A permit must be obtained for the construction of this building. 2. The building under construction (a 601 x '701 welding shop building) is permitted by the Board of Adjustment. The enlargement of the building to a 601 x 1201 building shall be allowed only if the conditions as noted by the Board of Adjustment are being followed. 3. Appropriate signage shall be installed for deliveries (pickup and unloading), visitors, and employee parking. These areas are to be located off the road. No unloading or loading of trucks is to be done on the street. 4. Appropriate employee parking at least as far back as the new, building and not closer than 60 ft. to the road to provided for the employees of the facility. This parking can be graveled. 5. A buffer/setback zone as stated in Section 515.173 be maintained around the storage area at least 30 ft. from the property line(s). The entire 25 acre tract is not required to be have a 30 foot setback unless the entire acreage is used for storage, then the 30 ftsetbacks would be from all propertyO lines. 6. Any materials to be used for the operation of this building to be located behind the new building in an area to be determined by the owner as appropriate for their needs. Said area is to be fenced with a 6 ft. min., 8 ft. maximum chained linked fence to be bordered on the adjoining property lines with evergreen trees at least 8 ft. apart. The storage area needs to have all truck bodies, existing vehicles, and any storage of material for this type business operation kept within the buffered storage area. 7. Any trash, debris, etc. to be cleaned up and disposed of in a proper manner. 8. These conditions as imposed will have to be completed within a 6 month time period or prior to final building inspection, whichever comes first. The motion was seconded by Steve Lovekin and carried unanimously.
