THIS DECLARATION OF EASEMENT is made this 22nd day of September, 2017,
by Jason A. Beck and wife, Annissa A. Beck, residents of Catawba County, North Carolina,
whose mailing address is 1363 Saw Mill Road, Conover,NC 28613 ("Declarants").
WITNESSETH:
WHEREAS, Declarants are the owners of that certain parcel of land described in Deed
Book 2112, Page 1245, Catawba County Registry (the "Dominant Parcel"); and
WHEREAS, Declarants are also the owners of that certain parcel of land described in
Deed Book 2099, Page 593, Catawba County Registry (the '`Servient Parcel"); and
WHEREAS, the use of a portion of the Servient Parcel is necessary for a. septic tank and
lines serving the Dominant Parcel, and Declarants desire to declare and establish for the benefit
of the Dominant Parcel an easement upon, under and through that certain portion of the Servient
Parcel labeled "Septic Easement" on Exhibit A attached hereto, containing approximately 0.182
acres and being more particularly described on Exhibit B attached hereto (the"Easement Area").
NOW, THEREFORE, Declarants, as the owners of both the Servient Parcel and the '
Dominant Parcel, do hereby create, grant, reserve, declare and establish to and for the use and
submitted electronically by "Patrick Harper & Dixon L.L.P."
in compliance with North Carolina statutes governing recordable documents
and the terms of the submitter agreement with the Catawba County Register of Deeds.

benefit of the Dominant Parcel, and burdening the Servient Parcel, a perpetual right and
• easement for the use and maintenance of an underground septic tank and lines upon, under and
through the Easement Area,
Declarants and their successors in title to the Dominant Parcel shall have the right, for as
• long as the above described easement is in effect, to go upon the Easement Arca whenever
necessary for the purpose of inspecting, maintaining, and repairing any septic tank and/or lines
located thereon or thereunder.
The rights and easement described herein shall be perpetual. The benefits of said rights
and easements are appurtenant to and shall run with the Dominant Parcel, and the burdens
thereof are appurtenant to and shall run with the Servient Parcel.
IN TESTIMONY WHEREOF, Declarants have hereunto set their hands and seals as of

said iron pipe being the southeastern corner of the property of Jason A. Beck and Annissa A.
Beck described in Deed Book 2112, Page 1245, Catawba County Registry (the "Dominant
Parcel"), running thence South 48° 24' 06" West 40.47 feet to a point; thence North 86° 13' 41"
West 30.99 feet to a point; thence North 51° 28' 13" West 106.37 feet to a point; thence North
09°'56' 52" West 16.73 feet to a point; thence North 32° 55' 45" East 32,71 feet to a point in the
